We are thrilled to announce that Impact Hub London and British Land has won the prestigious Social Investment Deal of the Year award at the UK Social Enterprise Awards.

As one of an estimated 131,000 social enterprises in the UK, we are proud to trade for a social and environmental purpose, reinvesting profits to further our mission of fostering inclusive innovation and supporting changemakers. With stiff competition across 15 categories, winning this award is a testament to the transformative impact of our work and partnerships.

Devi Clark, Director of Programmes and Partnerships, said:
“We are delighted to have won the Social Investment Award. It truly reflects not only a financial investment but a true partnership between Impact Hub London and British Land, providing a beautiful and well-equipped workspace and inclusive innovation support that serves our local community and provides an environment for impact entrepreneurs to thrive.”

This award highlights the landmark collaboration between Impact Hub London and British Land. Together, we secured a transformative deal with British Land, who provided £3.5m in CAPEX and managed the Cat-A/B fit-out for a 10,650 sqft affordable workspace in Regent’s Place. This innovative arrangement—with repayment for Cat-B costs and peppercorn rent linked to a profit-sharing agreement—enabled us to establish a world-class space that might otherwise have been unaffordable.

The partnership doesn’t stop at providing infrastructure. It supports inclusive innovation, offering free memberships to underserved residents and creating a collaborative environment designed to enable community and global impact.

We collected our trophy at a glittering ceremony at London’s iconic Roundhouse on 4 December, hosted by national sector body Social Enterprise UK.

Role: Community Engagement Coordinator at Impact Hub Euston.

My role is to welcome members and guests, manage daily operations in the reception and café areas, and support events to ensure an outstanding visitor experience.

How did you come to be a part of the Impact Hub London Team?

I joined Impact Hub after finishing my Law undergraduate as a way to build my professional network and gain wide range exposure to different career paths at a time where I was still undecided on what impact I wanted to make in my professional career. I found the job on Indeed and thought it would be the best place to do this.

What do you love about your role?

The Coworkers

What has been something you are particularly proud of in your role?

Opening a new space with the initial Euston team and helping usher Impact Hub London into a new era of operations.

What one word would you use to describe Impact Hub and describe why?

Dynamic – Every week there’s a new challenge to face and problem to solve. From a community standpoint, we are always getting fascinating new members with different stories carrying different purposes and different impacts they can have to make the world a better place.

Can you name a colleague or member who has had a positive impact on your work?

Two colleagues that had a positive impact during my time at the Hub are Kaye McDougall and Kam Saran. Both were mentor like figures for me while I worked with them and always put me as an individual before me as an employee.

What’s a valuable lesson you’ve learned in your career?

To put yourself first but always be nice to people no matter what. Integrity is the driving force of success. Also the ability to say no and be aware, but not restricted, by my limits.

How do you work to improve your work-life balance?

I make sure that I restrict all my work to strict work hours only. Nothing work related should be, or will be, done outside of those hours and it’s essential for me to have a strict line.

What’s the most interesting talent or interest you have that most people don’t know about?

One of my favourite pastimes is planning and writing novels or short stories.

If you could magically acquire a new skill overnight, what would it be, and how would you use it at work?

The ability to take more risks and be less afraid or confined by the consequences.

What techniques do you use to foster innovation and creativity within your team?

Communication and openness in my own, and my colleagues, ideas and critics.

What book / podcast / show would you recommend?

Things Fall Apart by Chinua Achebe (Goodreads). Chinua Achebe is a genius in the way he manipulates his narrative prose and grounds all his imagery in the natural beings of the Earth in order to present the Igbo tribe as a people, and later contrast that with how missionaries shatter the tribes collective. So its a must read for appreciators of the art that is writing.

Celebrating the Impact of Social Enterprises: A Journey of Growth and Transformation

In a world where social impact is more crucial than ever, we recently had the privilege of being the host of our ASSETS 2024 Cohort Celebration event, where we witnessed the remarkable achievements of social enterprises dedicated to creating positive change.

This gathering not only highlighted the resilience and innovation of these enterprises but also showcased the power of collaboration and support from organisations like Impact Hub and Wates, who successfully delivered the 2024 ASSETS programme, supported by The People’s Postcode Lottery and an industry partnership with Travis Perkins.

The Journey of Social Enterprises

The evening began with a warm welcome by Virginia Vergara, Impact Hub Senior Programmes Manager, and Su Pickerill, Head of Social Value, Wates Group, setting the tone for a celebration of dedication and hard work.

As participants shared their journeys, it became evident that the path of social entrepreneurship is not just about profit but about purpose. Many of these enterprises have faced significant challenges, yet they have emerged stronger, demonstrating unwavering commitment to their missions.

For instance, social enterprises like Ksquared, which focuses on sustainable property improvements, emphasised the importance of retrofitting to meet the UK’s ambitious net-zero targets. With over 40% of carbon emissions stemming from the construction sector, their work is not only vital for environmental sustainability but also for social equity, as they assist social landlords in enhancing their properties for the benefit of communities.

Transformative Partnerships

One of the key themes of the event was the importance of partnerships in amplifying impact. Impact Hub, a global network supporting social entrepreneurs, emphasises creating synergies to drive greater change. With over 110 impact hubs in more than 60 countries, their commitment to fostering inclusive entrepreneurship is commendable.

The collaboration with Wates and Travis Perkins has allowed participants to access invaluable resources and mentorship, enabling them to scale their operations and increase their social impact.

Stories helped bring the work to life

The stories shared by the participants were inspiring. For example, NGB CLEAN, a social enterprise created to support ex-offenders, has been successfully employing individuals previously incarcerated, thereby reducing recidivism and offering them a pathway to a stable future. This approach not only transforms lives but also addresses broader societal issues.

Rose Hill from Co-Creative Connection (CCC) discusses her organisation, which focuses on creating vibrant and joyful community spaces through co-design workshops and public art. She highlights the issues of social isolation, lack of connection within communities, and limited opportunities for creative expression.

One short story shared involved a participant named Joy, who felt disconnected from her community and was unhappy. Through the projects organised by the social enterprise, she managed to find lifelong friends and became connected to her community. Joy shared her life stories and participated in various events, including doing hopscotch at the age of 85 during an international team track event. Her transformation highlighted the positive impact of community engagement and the workshops provided.

She shared three stories of individuals who participated in her projects, demonstrating how these initiatives have positively impacted their lives by fostering connections, improving mental health, and promoting community pride. Overall, her talk emphasises the importance of community engagement and the role of public art in addressing social challenges.

Metrics of Success

The Assets Program has been pivotal in helping these enterprises refine their business models and enhance their operational efficiencies. With tailored workshops, mentoring sessions, and access to networks, participants have reported significant growth in their confidence and capabilities.

Moreover, the economic impact of social enterprises is substantial. In the UK, there are over 130,000 social enterprises employing more than 2.5 million people, highlighting their role in driving economic growth while addressing social issues.

What did the mentors say about being part of the programme?

The mentors spoke positively about the program and highlighted several benefits they gained from their participation:

1. Insight into Social Enterprises: Mentors like Tom shared that working with social enterprises provided them with a new perspective on how these businesses operate. They found it enlightening to see the challenges and dynamics of a startup social enterprise, which was different from their usual experiences in larger organisations.

2. Skills Development: Adam, another mentor, mentioned that working with a new company helped him refresh his business skills, particularly during sessions where they reviewed financial statements together.

3. Building Relationships: Mentors noted the importance of building relationships with their mentees and among themselves. They found that the connections made during the program were valuable and led to ongoing communications and support after the program ended.

4. Contribution to Growth: Mentors expressed satisfaction in seeing the growth of the social enterprises they worked with. They felt a sense of achievement as they witnessed their mentees winning contracts and expanding their businesses.

5.Enjoyment and Fulfillment: Many mentors conveyed that they enjoyed the process and found it fulfilling to support and guide social enterprises. They felt they were part of something meaningful and impactful

Overall, the mentors appreciated the learning experience, the opportunity to contribute to social enterprises, and the relationships formed during the program.

Closing Speech

In the final speech of the event, Jonny Wates (Wates Group Director) emphasised the importance of genuine collaboration and the significant impact of social enterprises. He expressed admiration for the growth and achievements of the participating social enterprises and praised the program’s structure, which fosters these collaborations.

He noted, “Every single one of those stories, every one of those enterprises is doing incredible things, and you deserve massive kudos for them.” He highlighted the urgency of transforming the industry to prioritise social and environmental impacts alongside profit, stating, “The impact beyond profit is so crucial, and that’s the environmental impact and social impact that all of you are thinking about.” He concluded by thanking the mentors and underscoring the groundbreaking work being done, saying, “We’re really stepping up, and I’m really proud of that”.

Conclusion

The Assets 2024 Cohort Celebration was a testament to the power of resilience, collaboration, and social entrepreneurship. As we celebrate these successes, let us also commit to nurturing and supporting the next generation of social enterprises that are transforming lives and communities. Together, we can make a significant difference.

Mission: The Management Centre Learning (=mc Learning) is a training, learning and development consultancy. We work with the not for profit sector. The people we work with feel inspired, motivated and confident in the skills needed to create social good.  We build and nurture relationships. We are critical friends and trusted advisors. The solutions we offer match the sectors challenges and opportunities.

Which Impact Hub are you part of and for how long?

Kings Cross since we moved in 2020.

What do you love and about your role?

One of the things I value most about our work is that we’re all hands on. I love meeting participants on our courses and hearing about the brilliant work they are doing. It’s really important to me as a Director to stay close to that. Our training is practical and all about tools that can be used straight away. It’s really rewarding when you can see participants use a tool or model and have that light bulb moment.

What has been something you are particularly proud of?

I’m really proud of the team. We’re a team of 10 which includes a group of fantastic trainers and our amazing marketing colleagues. We all work really closely together. We don’t come together every day at the office as we’re out and about with our customers delivering courses. So when we are in, we love to chat, share ideas, keep each other updated, and work together on projects. Sorry to everyone at the Hub if we get a bit noisy when we’re all together like that!

What one word would you use to describe Impact Hub and why?

Friendly – there’s always someone to help you if you need it, people are up for a chat and getting to know you. I’ve met some fascinating people in the kitchen!

Can you name a colleague or member who has had a positive impact on your work?

Andreia in our team has a massive impact on how we work together. She is in the office most often, and knows where everything is and how everything works. She co-ordinates a lot of important areas for us and is always ready to jump on a call or Zoom to support the training.

What’s a valuable lesson you’ve learned in your career?

Everything is a learning opportunity! Keeping an open mind to that has really helped me. Problems become challenges to solve, mistakes become lessons for improvement, new projects become exciting opportunities.

How do you work to improve your work-life balance?

Work-life balance is really important to me, and that’s why I love our training on this area (how to manage the multiple priorities in your life). In fact, that was what inspired me to work for =mc in the first place, about 11 years ago! The tool that helps me the most is my action list – I know that sounds simple but it is a really effective tool. It helps me manage my tasks and crucially reminds me I don’t have to do everything all at once. That allows me to stop, keep a boundary on my personal time, and spend time on the things that matter most to me both at work and in my life.

If you could magically acquire a new skill overnight, what would it be, and how would you use it at work?

Oh gosh, there are so many things I want to learn! I’m super curious about the role AI will have in learning design and delivery, and generally how it can help make our work better /easier / faster / more impactful. I want to learn how to use AI as a tool, and not as a replacement for genuine human connection. Freeing up more time for nurturing relationships and fostering connections would be wonderful, and using that to support our participants too in their learning.

What techniques do you use to foster innovation and creativity within your team?

We use something we call our Hive Mind. This is when we come together collectively to share ideas and get creative. It’s really helpful to bounce ideas around and build together. You get different perspectives which enriches your ideas or approach. As trainers and facilitators, we’re really good at asking questions and exploring ideas before jumping into action.

What book / podcast / show would you recommend?

I really enjoy the Women at Work HBR series. This podcast is brilliant for anyone wanting to develop their professional skills and especially for women stepping into Leadership. It covers all sorts of essential skills and hot management topics. Harvard Business Review Podcast Series (discover online).

If you were to recommend IHL what would you say?

The IHL team are super helpful, friendly and welcoming. As a team that are not always co-located, having a place where we can come together and be ourselves is really important to us. We always feel very supported by the IHL team and the facilities are fantastic too. Oh, and the coffee is excellent!!

Meet Niamh Dunne, Lead Research and Operations Consultant at Rocket Science. Niamh is a passionate advocate for using lived experiences to inform improvements in the systems that impact people’s lives. Since becoming a member at Impact Hub London, she has enjoyed the vibrant, socially driven community at the Euston location, where she finds inspiration in connecting with like-minded professionals and businesses that share a common goal of making a difference.

Job role: Lead Research and Operations Consultant

Mission: Rocket Science’s mission is to improve the systems and support that affect people’s lives and ensure their lived experience informs change. We work with our clients at the intersections of issues and needs to address systemic inequalities.

Tell us what you enjoy most about your role?

I lead on a lot of Rocket Science’s fieldwork projects with young people and in the criminal justice system. I am also RS’s lead for Peer Research which is the area I am most excited about and enjoy the most. I also support with internal operations and business development.

How did you discover Impact Hub London?

My boss introduced the impact hub to us and we trialed this office and the one at Kings Cross and loved them both.

Which Impact Hub are you part of and for how long?

Euston and since September 2024

What was your first impression?

I loved the space. It’s modern, bright, well spaced out, the staff team are fantastic and friendly and it feels great to be working in an environment with other businesses with a social purpose like us.

What one word would you use to describe the hub?

Original. I would describe Impact Hub as ‘original’ because there’s truly nothing like it. It’s more than just a place to work—it’s a community where people actually connect and collaborate in ways you don’t see elsewhere. It has this energy and openness that really inspires you to share ideas and make things happen.

Which aspects of membership do you use and why?

We use the fixed team desks and have already hosted an event for our clients.

What are the benefits?

The members’ lunches are my favourite part! It’s great to be able to chat to other businesses and take some time away from the desk during the day to socialise (and the pizza is always great).

If you were to recommend IHL what would you say?

It has been a great move for our company, and I would encourage any business with a social purpose to take a look round – you won’t be disappointed.

Meet Bristal Leung, Community Manager at Impact Hub London, King’s Cross. She joined in April 2024 and loves building a “home away from home” for members. Bristal values teamwork, endless opportunities, and believes in fostering a space where everyone can grow and learn together.

What do you do in your role?

Building a strong and exciting community with my passionate team at Impact Hub King’s Cross, we are dedicated to connecting members and creating a warm, vibrant environment that fosters relationships between changemakers and partners, both locally and globally.

How did you come to be a part of the Impact Hub London Team?

I moved to London in April 2024, and eager to jump into the new culture. I was linked to Impact Hub London through LinkedIn and since then had the privilege to call Impact Hub my new home and family in the UK.

What do you love and about your role?

Building A Home Away from Home has always been my ethos as I had to move around the country a lot. Impact Hub gave me a sense of belonging in a short amount of time and I want to give back to the local community by showing unconditional care and services to them, just as how IHL has done for me when I first arrived in London.

What has been something you are particularly proud of in your role?

The fact that there is no barrier between each staff and member. I am proud to have a place where I can develop and learn from those who have “been there done that”, and the amount of opportunities you can be exposed to. I believe that all the achievements are a team effort and Impact Hub is strong when it comes to aiming for a collative goal.

What one word would you use to describe Impact Hub and why?

Opportunities.
Impact Hub has broadened my knowledge horizon, and no matter how much experience I have, there is always more to learn and explore.

Can you describe a memorable project where you collaborated?

I see the importance of prioritizing members’ needs in order to make Impact Hub successful. In my experience, I find it valuable to share my Asia experience with collaborators and partners and to encourage them to explore different opportunities outside of the UK.

What’s a valuable lesson you’ve learned in your career?

“Leaders never outgrow the need to change” – John C. Maxwell

How do you work to improve your work-life balance?

I find it important to give yourself sufficient time at the beginning of the week to intentionally plan your weekly tasks and the team’s tasks. Followed by open and constant communication on goals and expectations with relevant parties. This way, everyone is aligned on doing impactful things and achieving greater heights as one.

What’s the most interesting talent or interest you have that most people don’t know about?

I love to game all day if I can and don’t have work. As well as volunteering at a children’s group helping children with special needs.

If you could magically acquire a new skill overnight, what would it be, and how would you use it at work?

The ability to be sharp and empathetic. Sometimes we lack the patience to really “listen attentively” to what others need, I want to add value by immediately identifying what people want and intents so we can achieve effectiveness and know each other’s common goal. It is hard in a transient workspace.

What techniques do you use to foster innovation and creativity within your team?

Don’t be afraid to give opportunities for people to shine within the team, we can never achieve great things alone, we must be great motivators toward others, because two are better than one.

What responsibilities do you have in your role?

An Impact Hub community manager is responsible for:

  • Welcoming and onboarding: Welcoming new members and visitors, and helping with the onboarding process
  • Community building: Connecting members to programs, workshops, investors, and clinics
  • Setting the culture: Setting the rhythm of activities and community meeting
  • Providing information: Providing information and assisting people in person and online
  • Responding to needs: Responding to members’ needs and aspirations
  • Managing the database: Managing and updating the member database
  • Line management: Line managing the community team

Job role: Technical Advisor and Researcher

Mission: Providing technical advice and research support to climate adaptation projects and programmes in East Africa.

Tell us what you enjoy most about your role?

I provide technical support to think tanks, NGOs, universities and governments on different aspects of adaptation to climate change in the Global South. The part of the work I enjoy the most is facilitating groups to explore complex challenges and develop their own context specific solutions.

How did you discover Impact Hub London?

I was told about IHL by a friend.

Which Impact Hub are you part of and for how long?

Euston for about 6 months.

What was your first impression?

I liked the open plan space and friendly atmosphere.

What one word would you use to describe the hub?

Curious!
The hub always seems to be full of interesting people doing interesting things, so a space to be curious in!

Which aspects of membership do you use and why?

The desk base is of course useful, but I enjoy opportunities to network in a relaxed setting and to get inspiration from people working on different aspects of social impact.

What are the benefits?

Being able to work in a place with like-minded people.

If you were to recommend IHL what would you say?

IHL gives the opportunity to work alongside a diverse community of people and there are plenty of opportunities to be inspired or to inspire others.

For the Westminster Foundation for Democracy (WFD) is the UK public body dedicated to supporting democracy around the world. Operating internationally, WFD works with parliaments, political parties, and civil society groups as well as on elections to help make political systems fairer,
more inclusive and accountable.

Drawing on emerging evidence and case studies, this report discusses the conceptual and practical overlaps between successful climate adaptation and the three pillars of environmental democracy: access to information about the environment, public participation in decision making, and the right to justice or legal redress for environmental damages. It is published alongside a framework to guide practitioners to assess climate adaptation programmes through a lens of environmental democracy.
